System off upon arrival. Turned it on to test operation. Coupon accurately check refrigerant charge until unit was cleaned. Performed a cleaning and tune up. After cleaning unit, pressures appear to be ok at this time and correct. Did find main level zone not supplying air. Thermostat read cool on, but little to no flow to main level. Bypassed thermostat and zone opened. It appears that the thermostat is failed. Customer will pick one up and install a new one. Everything else is working normal at this time. System replacement is recommended.

Ac was not operating upon arrival. After further diagnostics I found that the outdoor fan motor has failed and was no longer turning on. I checked the voltage and found that the motor had potential to turn on but was not doing so. I then replaced the motor and started the system up. As of now everything is up and operating properly.

Perfomed AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Found ac does not have locking refrigerant caps. These are code for Minnesota and should be applied to unit. Start assist kit is recommended for unit add longevity to outdoor unit. The unit is larger and motor is larger. These motors require allot of power to start and this compnent will assist in its start up. Found air exchanger motor to be completely seized. I would encourage replacement of unit, due to motor assembly cost.

Replaced steam humidifier canister and UV bulb and tested. Everything seems to be working at this time.

Furnace precision tune up. Pulled and cleaned burners. Inspected heat exchanger for any visual defects, did not find any at this time. Tested ignition assembly components, including flame safety, for proper tolerance ranges. Cleaned out condensate trap. Checked all remaining electrical inside of the unit, measured motor amp draws for correct operating range. Inspected blower wheel for dirt and debris. Checked airflow for proper air movement. Measured combustion and gas pressure for safe levels. Ensured temperatures were within manufacture desired performance. System is heating and operating with no issues at this time. The customer was made aware of the white powder build up due to the use of a portable humidifier. A whole home humidifier was recommended for use instead of a portable one.

Replacing A/C unit

Furnace precision tune up; clean and tune up furnace, clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor airflow, checked heating temperatures, and tested overall furnace function. Upon inspection found a wall return vent exposed to the mechanical room. This could lead to back draft from equipment and could lead to exposure of CO. To have this repaired would need to seal the area of concern and seams on the return. All recommendations declined at this time.

Turned on A/C to test operation. Refrigerant pressures stabilized while compressor running, compressor shortly turned off on overload. We cooled compressor down to retest operation. Found that the txv is failed. Motor starter also is failing, unit needs a tune up as well. Also found a/c mis wired. Common was hooked up correctly. Other two stat wire was hooked up to R. Thermostat was installed in may by homeowner. It appears that the way the system was wired, unit had to be running non stop all summer. Due to condition of system, it’s not recommended to repair unit. Will have Jacob come out next week to quote replacement.

Motor booster is failing. Would recommend to replace it. Locking caps not present. Drain Pan Treatment and Ac renew is also recommended.

Performed a leak search on A/C unit. Put 150psi of nitrogen into system. System immediately started to leak. Nitrogen was spraying out of condenser coil. All of the nitrogen leaked out within 10mins. Condenser coil is failed. Spoke to manufacture of system, the condenser coil for this system is discontinued. System unfortunately is unrepairable. Will have a staff member follow up tomorrow with a A/C estimate.

Customer turned AC on upon arrival. I inspected furnace and checked airflow, then went out to inspect AC. Found Ac with 0psi of refrigerant in it and compressor sounds very bad. Running with no refrigerant in it will cause damage to compressor. We can search for the leak and then once we find the leak we will have to see if it is possible to repair. If we can repair it then we will need to pull a vacuum on system to get moisture out and then fill it with R22. Due to age and condition of system, replacement is highly recommended.
