Found some issues with the furnace. The igniter and flame sensor are both testing out of range. The blower wheel is very dirty and they suggested to get cleaned for summer AC performance. And the humidifier is extremely dirty. Option sheet attached.

Inducer motor looks partially broken, still works however. Flame safety and ignition assembly are showing evidence of future failure. Duct pressure is high, would recommend a non pleated filter. Gas pressure is a little higher than normal, unable to adjust due to adjust know being stripped. Due to age and condition, replacement is encouraged.

FURNACE WORKING INTERMITTENTLY AND NOT KEEPING TEMP. FURNACE WAS RUNNING WHEN I ARRIVED. CUSTOMER SAID IT SOUNDED LIKE FURNACE WOULD FIRE, RUN FOR MAYBE 20 SECONDS AND SHUT OFF. TESTED FLAME SENSOR AND IT TESTED AT .4 THEN DROPPED TO ZERO. REPLACED FLAME SENSOR UNDER WARRANTY. TESTED NEW SENSOR AND TESTED AT 2.7. FURNACE UP AND RUNNING AS IT SHOULD.

Performed precision furnace tuneup. Checked igniter, flame sensor, burners, cleaned out water drain trap, took all amp draws, and did a full combustion analysis. Static pressure on the return side was found high checked all vents and concluded an extra return vent would be needed. Talk to customer about options and declined at this time. Inducer motor also making a small whining/grinding sound and customer thought he might repaired himself.

Call was for a no heat. Found the pressure switch was intermittently sending the signal. Replace pressure switch and tested. Did precision furnace tuneup. Checked igniter, flame sensor, burners, all amp draw’s, and then a full combustion analysis. Everything seems to be working at this time.

Would recommend a electronic air filter. System replacement is recommended due to age and condition. Air Exchanger cleaning and tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger. Blower motor doesn’t spin freely and is louder than normal. Motor is close to failure. Air Exchanger replacement is recommended.

Furnace precision tune up. Pulled and cleaned burners. Inspected heat exchanger for any visual defects, did not find any at this time. Tested ignition assembly components, including flame safety, for proper tolerance ranges. Cleaned out condensate trap. Checked all remaining electrical inside of the unit, measured motor amp draws for correct operating range. Inspected blower wheel for dirt and debris. Checked airflow for proper air movement. Measured combustion and gas pressure for safe levels. Ensured temperatures were within manufacture desired performance. System is heating and operating with no issues at this time.

Remove failed zone damper motor and wiring for upper level. Install new motor, reconnect wiring. Test operation upon completion. Both levels working as they should at this time.

Upstairs zone motor is failed and not sending water to upstairs loop. Disconnected motor so that zone is open and can heat upstairs, we will order motor and return next week to repair. Collected $250 for repairs.

Inducer motor over amping and likely to fail sooner rather than later. Flame sensor and ignition assembly both testing out of range. Flame sensor will not detect a flame and ignitor will break or not get hot enough to ignite flame. Blower motor is leaking oil. Gas shut off to furnace doesn’t meet code and should be replaced to prevent gas leak. Due to age and condition of system, replacement is recommended.

Found air exchanger motor completely seized and motor windings burnt and black. Will call to get pricing and availability on parts on Monday and will follow up as soon as possible. Customer signed up for maintenance program for furnace AC and boiler on monthly installments.

Installed a new dual up bulb system.after installing I tested the operation and found that everything is up and working properly. These bulbs should be replaced every two years. Customer paid half down for duct cleaning with the botanical fogging. We will return on 8-10-2021 at 11:00 to clean all of the duct work.

Balanced refrigerant levels to proper amounts. Added leak sealant to hopefully stop refrigerant leak, not a guarantee fix, it is a bandaid. Brought unit up to code as well of locking caps. Repair credit is good only for 2 weeks after quote.

Found system off upon arrival. Turned it on to verify operation. Diagnosed system to be low on refrigerant. There is a leak somewhere in system. System is 18 years old and not worth repairing. Property owner would like replacement estimate. Will have Chris M reach out next Tuesday between 10-12pm to go over replacement options.
