Review of Comfort Matters

This is just my first time using Comfort Matters. I could rate them "excellent", but I would generally reserve that until I have a little more experience with someone.

Arrived and thermostat was in fan only mode. Turned to cooling mode. Outdoor unit fired but fan inside did not. I was getting call for cool and fan. Spoke with technical support and ran additional tests to confirm it was a failed fan relay control board. Called for availability and part is no longer available. Jacob will call at noon today to go over furnace replacement options.

System not working upon arrival. Power off to unit. Turned it on at discount outside, fan would not spin, 240v going to it. Compressor very loud, unsure if it is actually pumping, wouldn’t know if there is other issues until fan was to be replaced. Due to age and condition, WHE declined repair. Will be providing a replacement cost for new AC.

AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Unit did not stay running for long. Unit was giving a error code #53 code after 3 minutes of run time. Outdoor temperature sensor error. Ohmed out sensor, sensor is within range. The plug that goes into control board on A/C is black and the pins on board are black and corroded. Manufacture of A/C said that control board and outdoor temperature sensor and thermistor would have to be replaced. Unit will not work very well this summer due to it not wanting to stay running. Also found the pipe insulation and starter worn out on outside unit. Due to age and condition of system, replacement is recommended over repair. Will have Chris come out tomorrow afternoon to do a A/C estimate. Air Exchanger cleaning and tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings

Furnace precision tune up; clean and tune up furnace, clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor airflow, checked heating temperatures, and tested overall furnace function. Found the blower wheel to have a slight dust layer due to reconstruction of the house. Homeowner used last filter so I gave him a new box of filters for the year. No other recommendations at this time.

Furnace precision tune up; clean and tune up furnace, clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor airflow, checked heating temperatures, and tested overall furnace function. Upon inspection found that the filter was dirty and was encouraged to get that changed as soon as possible. Also found a slight dirt build up on the blower wheel. I encouraged the homeowner to get a blower wheel cleaning and then an electronic air filter, so we can maintain cleanliness throughout the home. All recommendations declined at this time.

Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. X 3 When I proceeded to perform the boiler tuneup, I found that the boiler was not running properly. After inspecting he system further I found that the water pressure inside the boiler is low and the expansion tank is also low on pressure again. On the two older Lennox furnaces I found multiple issues. With the current age and cost of repairs needed I would highly consider replacing both systems to avoid high costing repairs or any more unnecessary repairs.

Customer noted that the ductless unit was not operating upon arrival. After further diagnostics I found that the indoor head had a very dirty blower motor. I cleaned all of the gunk off of the fan blades and then retested the system. Immediately ice started to form on the indoor head yet again. I then connected my gauges to the outdoor unit to inspect the refrigeration levels and found them to be much lower than where the manufacture would recommend, unfortunately I cannot tell how far off we are exactly. In order to properly diagnose the system I would need to return on a day that the manufacture is available. I will follow up on Monday and see what other options we have from here. Installed an I-wave air purifier on the main house furnace. Once the iwave was installed I tested the operation and everything started up just fine.

Performed AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Outdoor unit is not in great condition. Outdoor unit is very unlevel. This can cause compressor oil to lean on way only. Half of compressor will not be properly lubricated and can cause motor to seize. Motor booster is testing out of manufacture recommended range and motor starter is showing signs of burning and pitting. System does not have locking refrigerant caps as part of Minnesota code. These would come with new system. Due to condition and age of system, replacement is highly recommended at this point in time.

Customer explained they had issues with there heat pump. Heat pump is a geothermal unit with glycol in the system. We do not service these sort of heat pumps. Massman geothermal is who I would recommend.

Performed an inspection on the furnace and the air conditioner. After inspecting all components and operation, I found that everything is up and working properly, however I did happen to find that the exhaust motor on the furnace did not sound too healthy, this is typically a sign that the bearings inside the motor are starting to fail or seize up. Also happened to find that the air exchanger motor is no longer functioning. All repairs declined at this time.

Conducted AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Noticed water leak sign in furnace. Signs show the exhaust motor hose clamp was misplaced. Re positioned hose clamp to correct spot. Unable to verify water at this time, but informed customer to monitor situation. Recommend installing hard start kit to prolong life of outdoor unit, vent protection screens to prevent animals from getting into furnace, and drain pan treatment strip to prevent mold and bacteria build up in coil. Replaced media filter today with customer provided filter.
