Comfort Matters is the best! Your tech, Jeff, called beforehand to let me know he was on his way and arrived at exactly the appointed time. He was clean-cut and professional -- but friendly in our small-town way (loved it!). He explained what he was going to do, went over the process, made some suggestions (without trying to sell me anything -- a gold star for him!), and was finished in about an hour. He is truly an asset to the company!

System off upon arrival. Turned it on to test operation. Found high side refrigerant access port leaking. System is low on refrigerant. Also found other electrical parts failing on ac. Due to age and condition, replacement is the best option. Installed scheduled for Friday. Collected half down today.

Customer explained water leaking from drain spud of ac coil drain pan. Ensured coil was not icing up and producing water. Coil was not icing up. Blew out drain with CO2 gun and water began to flow much faster. Blew through a second time and removed any blockage from drain. I do believe this is not a permanent fix. Recommendation would be to perform a coil pull and clean. This would involve pumping system down and cutting coil out. Recommend replacement due to its age rather than repair such as that.

Found the unit fan not operating but the compressor was operating at the time of arrival. Owner stated he would manually start the unit, but would have to do that every single time it had to start up. Replaced what’s called a motor booster, this part gives the starting power to the fan and also the compressor. I then retested operation of the unit. With age and condition of this system would highly encourage replacement.

Customer explained how system was not cooling. Thermostat read cool on, furnace was silent though. Was not getting a cooling call at control board. Thermostat and k terminal is wired correctly as well. Found a relay that was wired in between board and thermostat, it was preventing ac from running. Relay is for air exchanger. Relay does not work. Air Exchanger works perfectly fine with the control in basement. The relay is not needed. A/C now works correctly. AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Due to age and condition, replacement is recommended.

Arrived to evaluate damage caused by mice on outdoor mini split unit. Found that mice had chewed through multiple wires all the way down the compressor wiring harness. Due to the damage that has been done, a new unit is needed. Rebuilding the unit will not guarantee proper operation. Working out a price for new outdoor unit only. Office will follow up with price of the new unit itself.

Performed seasonal precision tune up on cooling units. Chemically cleaned condenser coils, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Goodman A/C has a motor starter and booster that are failing. Pipe insulation also in poor shape. Blower wheel on furnace getting dirty and blower starter is out of range. Bryant A/C is missing the disconnect puller inside box. Customer said that he took it out in fall and will put it back when he gets home. I checked everything I could check with power off. Due to age and condition, system replacement is recommended.

System off upon arrival. Turned it on to test operation. Inducer motor made a very loud noise. Motor is mechanically failed. Motor no longer makes pressure. Due to age and condition and chances of other additional issues, replacement is encouraged over repair. Jacob will follow up today at 12:30pm to provided updated replacement costs.

Filter pad was plugged up upon arrival. Replaced pad in Electronic Air Cleaner. Installed system surge protector to protect against electrical damage. Tested operation. Overall, system is operating as it should. A member of our duct cleaning team will be out on Monday March 14th to conduct your duct cleaning in your home.

Blower wheel is in need of a cleaning. Door switch was severely corroded. No active water leaks inside furnace. Replaced switch with new one.

Burners are rusted out badly. Propane as a fuel source is dirtier than natural gas, this will cause burners to rust. Rusted burners will can cause higher co levels, lower efficiency and can cause burners to misfire, which can cause system to not heat. Also found blower dirty. Due to age and condition of system, replacement is encouraged. Will have Chris come out Friday morning at 10am to quote replacement.
