Bradley came out to double check something with my fireplace that didn’t seem right after it was reconnected. He ended up finding something entirely different (but wrong) with our gas line internally… he pointed it out and then worked to get it corrected for us quickly. Super friendly.

AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Ran system and found refrigerant to be low. Filled with 3 1/2 pounds of 410 a refrigerant and added leak seal with UV dye. Tested system with measure quick. Everything seems to be working at this time. Sealed the top of furnace for inspector with high temp silicone.

Zach is selling the home and the buyers found water on the floor during their inspection. I see condensation on pipes, but no leaks on the RHEEM softener that was manufactured last year. Softener has half a tank of salt and tested soft. I put the softener through a regeneration and did not see any leaks from it. Softener has an air gap. Meter is not moving, but leaking/running toilets can cause pipes to sweat or condensate, so can the weather we just had. Water looks like a frozen a coil possibly as it is above the furnace and wet around there. Carpets were recently cleaned and zerorez informed him to leave a dirty filter in the furnace. This could have contributed to the problem. Ac is currently off.

While performing the tuneup I found that the ac would not start up, this was due to a a low voltage wire that was chewed up by some rodent. I removed this wire and replaced with a new one and made sure the connections were nice and secure. The ac then started up and was running as it should. Overall with the age and condition of the ac I do highly recommend looking into replacing to avoid any further issues or high costing repairs.

Customer explained thermostats and system would intermittently go out. They would flip breaker and power would reset. When I ran diagnostics, found that breaker was not sending power to furnace or zone panel. When I further evaluated, breaker had failed and it caused switch for furnace to fail. Replaced breaker and switch today and all is now operating normal at this time. Still recommend having an electrician out to evaluate panel to ensure breaker was not failed from another issue.

Would recommend drain pan treatment in evaporator to prevent biological growth inside unit. Would recommend vent screens on intake and exhaust to keep birds out of furnace venting. Lastly recommended a start assist on outdoor unit. Customer would like to hold off on recommended options at this time.

Blower wheel is extremely dirty, causing restricted airflow motor is able to move no making motor work harder. Outdoor unit missing locking refrigerant caps, and does not meet Minnesota code. Encourage replacement of system, due to age and condition. Customer is in contact with Jacob on updated prices on system replacement.

Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. Humidifier precision tune up and cleaning. Remove current water pad, clean off pad housing and water distributor. Clean out humidifier box. Clear out drain line. Replace with new water pad. Lastly tested operation of the humidifier. Air Exchanger cleaning and tune up. Remove filters and core to vacuum. Also clean cabinet interior. Inspect bearings on blower assembly. Install core and filters. Clean off outside hoods. Test operation of air exchanger. All other recommendations declined at this time.

Customer explained how ductless unit stopped working after a power surge. Customer also stated that two control board were replaced as well as high voltage disconnect. Upon arrival, both indoor units did not respond to remotes. Found breaker off downstairs for unit. Turned on breaker, both units still did not operate. Found high voltage wires not hooked up to control board. Hooked up high voltage wiring to board and tested operation. Both indoor units are now fully operational. Both indoor sections need a blower wheel cleaning. Due to age and condition, replacement may be in near future.

Collection box is actively leaking, this could cause electrical parts to fail once they get wet. Flame safety is testing out of range and failing. Blower wheel is in need of a cleaning as well. System replacement is encouraged.

Upon arrival, the furnace was working, the customer had stated it wouldn’t turn on throughout the night. Pressure readings, motor amperage readings, and temperature readings were taken initially. Pressure readings indicated high static pressure, the filter was dirty and replaced, and the return duct work of 14” x 20” is a cause for concern regarding the size of the furnace. Blower motor amperage readings were also on the high end and the blower motor was leaking oil out of the back. After the furnace was turned off, it would not turn back on. The gas valve would open but the igniter would not glow. The igniter was tested and was reading as an open lead. The igniter was replaced, and the furnace operated correctly. The customer was made aware of the potential issues that were soon to come, and replacement was highly recommended. A home advisor appointment is scheduled for today (02/02/2022) at 12:00 PM with Chris.

Installed electronic air cleaner. Proper fit of the filter inside of the duct work was ensured, wiring connections were double checked, and the operation of the unit was checked after installation. Proper care for this unit was explained to the home owners. The home owners were also informed on how to properly change the unit filters.

Phone temperature difference in house Hot upstairs and cool downstairs for the temperature difference around 15°. Set fan to on all the time to help mix the air in the house. Took cameras down vents to make sure dampers were open with none of them being closed. Everything seems to be working at this time and customer will call us if problems continue.

Furnace precision tune up. Pulled and cleaned burners. Inspected heat exchanger for any visual defects, did not find any at this time. Tested ignition assembly components, including flame safety, for proper tolerance ranges. Cleaned out condensate trap. Checked all remaining electrical inside of the unit, measured motor amp draws for correct operating range. Inspected blower wheel for dirt and debris. Checked airflow for proper air movement. Measured combustion and gas pressure for safe levels. Ensured temperatures were within manufacture desired performance. System is heating and operating with no issues at this time. A appointment needs to be scheduled to install a 20x25 EAC.

Service. Not sure if this is a recall on install. Upon arrival and further inspection found a kink in gas line for garage heater. I cut out and kink and replaced with copper. Fireplace seems to be running as it should. I advised Melony to check with a fireplace company if she becomes more concerned about it.

Customer installed new thermostat and created a no heat. Tried to test to see if it was new thermostat wiring. With new thermostat failing tried old thermostat with no avail. Installed new T6 thermostat and tested all functions. Everything seems to be working at this time.
