Arrived to service call with customer concerned about how hard the ac was working. Condenser was very dirty. Recommended a tune up. AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Also recommended a start assist kit and blower wheel cleaning.

After completing the tuneup I found that the ac is low on refrigerant, this means that there is a leak somewhere within the system. All repairs declined at this time, customer would like to look into replacement of the ac.

Outdoor unit has multiple electrical parts that are failing. Also potential refrigeration issues, unable to confirm unless it was cleaned up. Due to age and cost of repair, I encourage replacement.

Upstairs American Standard tub faucet is producing all scalding hot water. Customer is in the process of remodeling the home and wanted to know if they should start on the bathroom next. There is no access behind the faucet because the kitchen cabinets are in the way. I recommend replacing the faucet as rebuilding it may not solve all of the issues, and American Standard facet is also missing parts. Please schedule us to install a new tub faucet when the shower walls are open allowing us to access the pipes and install a new faucet. We would return on a second visit once the tiling is done and we can then install the finishing trim (spout, shower head, faucet trim and handle). Plumbing inspection was declined for this visit, but next visit is fine.

Tested temp splits and received poor results. Indoor coil and piston are mismatched to outdoor unit and not allowing it to work correctly. Homeowner says the system is able to maintain cold temps. AC unit is running constantly and doesn’t shut off very often. Informed customer that utility bill is probably higher than it should be due to the unit running all the time. Homeowner agreed to have a home advisor out to give options.

Found the system in a lockout, this code was a fault on the high pressure side on the air conditioner. Found the back and side of the unit to be plugged up from the cottonwood seeds. Customer informed me AC suddenly shut off and would not turn back on. Furnace blower wheel would also not run. Upon inspection, noticed resetting fuse would trip when trying to call for cooling. Tested thermostat wires, inspected low voltage wiring to and from unit. Eventually discovered motor starter relay was failed. Customer agreed to replace with new part. I then installed new relay and tested operation. AC and furnace blower now functioning properly.

Ac was not operating upon arrival. After further diagnostics I I found that the indoor coil had ice covering it. I thawed this out then retested the system, I found that the ac is low on refrigerant and this means that there is a leak somewhere within the refrigeration system. I also found that the motor starter and motor booster on the ac are testing out of the manufacture range. I performed a furnace safety inspection and found that the heat exchanger is cracked as well. The crack is on the left hand side of the high limit on the first dimple in. Furnace has been red tagged and should not be operated until the heat exchanger is replaced or the entire furnace. Overall with the age and high cost of repairs needed replacement of the entire system is highly recommended.

Rtu was not operating upon arrival. After further diagnostics I found that the exhaust motor was no longer producing the proper rpm to trigger the safety sensor. This was not allowing the system to start up and therefore was not heating the building. I highly recommend replacing the exhaust motor and the safety sensor at the same time to ensure operation and prevent any further issues with this component.

When arrived the outdoor unit would operate but the indoor blower motor would fail to operate. Took all low stat wiring out and jumped r to g to see if that would activate the blower motor, it failed to operate after performing that test. Also found a fault code on the control board and it displayed code 26, line and neutral reversed. Checked line to ground, neutral to ground and continuity across neutral to ground and found no issues. Talked with tech support and they deemed it a failed control board.
