Our nearly new furnace that the builder put in went out at the worst possible time - on a Friday night during a stretch of bitter cold weather. I called and left a message after hours thinking I MIGHT get a call back in the morning. Much to my surprise I got a call back 10 minutes later and had an appointment for the next morning. Jordan was on time and super friendly. He did a great job explaining everything to me and he had everything tuned up and running perfectly within an hour. I thought an emergency repair was going to cost me a fortune but they came out AND made the repair for less than the trip charges of the other guys. Fantastic job all around!!

Upon arrival, the unit was operating correctly for about 10 minutes and would then fault in the high temperature limit switch. Static pressures and temperatures were checked and were in normal ranges. The filter was also clean. Gas pressures were taken and were far above desired ranges that the manufacturer recommends. The gas pressures were reduced and the fan airflow was increased. After these changes were made, a full furnace tune up was conducted to ensure proper operation after these changes. The unit is heating and operating correctly at this time.

Found the water heater leaking from the drain valve, noticed water coming from behind the actual valve and could be coming from the tank. Told the homeowner that if you were to do the repair it could still leak due to a tank failure, also if the water can’t drain all the way you would still need to replace the tank. Will be coming out Wednesday afternoon to replace the water heater.

Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. Found the blower wheel to to be dirty this will cause the furnace to work harder and decrease performance. Also found the motor starter out of manufacturing range, once out of range it will put damage on the blower motor due to not having its full power to start. With the age and condition of the system replacement would be encouraged, Chris A will be meeting with you on February 21st to go over system replacement. All recommendations declined at this time.

Furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. Installed new furnace filter, existing one was plugged with lint from humidifier. Whole home humidifier is recommended. While performing safety inspection, found a crack in the heat exchanger. Cell 3 is cracked, found the crack while the high limit was removed. There isn’t carbon monoxide leakage at this point, but there could be at any time based on its condition. Also found blower wheel dirty and blower starter failing. Due to age and condition, replacement is recommended. Jacob will come out later today to quote replacement.

Tested ignition assembly components, including flame safety, for proper tolerance ranges. Cleaned out condensate trap. Thermostat dead upon arrival. Nest thermostats need 5 wires for it to work properly. Only have 4 wires and a resistor. The resistor sometimes can help but not always. Due to the ongoing thermostat issues, went ahead and replaced it with a Honeywell thermostat, come with a lifetime warranty. User guide is down by furnace. Thermostat set to 65F. No furthur heating issues. System replacement is recommended.

Furnace was working on arrival, customer said it had an error code for open limit switch and he had just recently changed filter. Performed furnace precision tune up; clean and tune up furnace; clean burners, test ignition components, adjust gas level, test safety circuit, check indoor motors, checked all electrical components, tested indoor air flow, checked heating temperatures, and tested overall furnace operation. I found temperature rise was too high and raised the heating fan speed, static pressure was also high on the return side which causes reduced airflow and also causes furnace to overheat. System needs more return air added and would also perform better with a better filter system. Recommended changing 1in filter every month.

Furnace off upon arrival. Turned it on to test operation. Furnace was making loud humming noises. Blower motor was drawing 9 amps and would not spin. Blower is failed. Performed a safety inspection as well. Found the heat exchanger failed. Found cell 2 and 3 cracked at high limit switch. Unable to check if there is co leakage in home due to failed blower. System is 25 years old and not worth repairing. Jacob will come out and quote replacement today.

Found water build up on ground tried to locate highest point of failure in water heater, noticed rust build up on side of tank near the burner box. Due to rust and corrosion build up this had caused the inner tank to fail. This tank is irreplaceable and was deemed unrepairable. Will need to follow up for replacement date.

Furnace was not operating upon arrival. Furnace was flashing a error code that the pressure switch was failing. I ended up finding that the exhaust motor port had gunk in it and was restricting the air flow. I cleaned the exhaust motor and the pressure switch tubes and tested again and found that everything was up and working just fine as of now. I replaced the flame safety due to the old one testing outside of the manufacture range. After testing the system with the new flame safety the burners kept flickering on and off then eventually went out completely. The control board started flashing the pressure switch error code once again. I do highly recommend replacing both pressure switches due to the history of them and from the gunk that was within.

Upon arrival, there was a water and moisture issue present within the furnace caused by the inducer motor clamp being installed incorrectly. The clamp was repositioned and it was confirmed there was no more water leaking after that. There was minor damage on the burners, faceplate and door switch from the moisture. Recommend replacing humidifer panel. Current one is calcified and there is a lot of build up. This could potentially cause leaks. Blower fan is dirty with new construction dust. Informed customer this is common to see in newer houses. Vent protection for outdoor furnace venting recommended to prevent animals from getting into exhaust system. No repairs or recommendations done today.

Arrived and furnace was in ignition lockout per the error code given. Cycled power to furnace and it fired up with no issues. Furnace continued to operate normal multiple times on start up. Spoke with manufacture about issues and they believed the corrosion on gas valve was caused from water leaking onto gas valve for fresh air furnace intake. Replaced gas valve with universal part. Adjusted gas pressures as needed, conducted full gas line leak search. No leaks found. Furnace operating normally after repair. To prevent issue from occurring again, installed fresh air intake drain kit. Ran drain line to floor drain. All is operating normal at this time.

Customer stated how humidifier was leaking. Everything dry upon arrival. Drain line was flowing water normally. Not backed up. Pad is correctly installed. Ran separate heating zones one at a time to see if the increased pressure would cause it to leak but it didn’t. Manufacture said that the air could be blowing water off the pad. Blower activation works like it should. Told customer to record it leaking next time and open up humidifier to see if all of the inside plastic parts are wet. May want to look into a new humidifier at this point.
