75 gallon natural gas power vent water heater is leaking and in lockout. Turned water and gas off. Venting needs to be replaced as it is abs cellular core piping to pass inspection. Gave options on replacement. We are scheduled to return to install a Good 75 gallon power vent water heater tomorrow morning with an arrival 9-10am. Plumbing inspection to be done then.

Found system overcharged with refrigerant. This is due to airflow issue and at time of install, believe it was purposely overcharged to avoid freezing issues. Encourage replacement of system. Customer noted that the air conditioner was not keeping up, upon arrival the ac was running but the temperature remained at 74. After further diagnostics I found that the system was very dirty and the refrigerant levels appeared to be low. Unfortunately I cannot 100% confirm this due to the ac being dirty. In order to verify his I would have to clean the system off then retest everything. Overall with the current age and shape of the system I do highly recommend looking into replacement of the system.

Ac was not operating upon arrival. After further diagnostics I found that the system was low on refrigerant, this means that there is a leak somewhere within the refrigeration system. I added a leak sealant to the ac and then recharged the system to the proper operating pressures. As of now everything is up tans working the way it should, however the repairs I made today are just temporary, and this issue will occur again. I also found the ac motor booster to be testing out of the manufacture range, this means that this component is on its way out as well. AC precision tune up. Kitchen Hansgrohe faucet drips and needs to be rebuilt or replaced. We can special order parts and return to repair with no warranty or guarantee, or replace the faucet. Upstairs no name tub faucet was installed improperly and has poor pressure. Water comes out from the shower head when the spout is on also. Pressure increases when softener is put in bypass indicating softener resin is in very bad shape. Softener is also not softening the water despite having salt. Recommend a new softener. Water pressure is at 77 psi which is almost at the maximum allowed by code (80 psi). Upstairs bathroom sink faucet drain assembly is broken and faucet has poor pressure. Recommend a new faucet that comes will come with a new drain assembly. Filled bathtub up past the overflow and drained checking for leaks from behind. Nothing was seen.

Customer explained burning smell coming from breaker panel. Ac breaker was on but unit was not turning on. When I evaluated the unit, found high voltage wiring in disconnect melted. Began testing and found compressor was shorted to ground. Compressor needs to be replaced, or whole new unit is needed. Verified unit is with warranty. This will be dealt with through the office and managment. Breaker for ac never tripped. This should have to prevent saftey issues within breaker panel. Recommended electrician to look at breaker panel. Left temporary ac unit 1 with customer for temporary cooling. We will follow up on Monday to discuss solutions for current issue.
