Furnace was not operating upon arrival. After further diagnostics I found that the exhaust motor is not working properly therefore not allowing the furnace to go into the ignition sequence. I also found that the heat exchanger is cracked, with that being said I did have to red tag the furnace and shut it down. I was unable to test combustion due to the fact that the furnace is not working. Home advisor visit scheduled for 10-15-2021 with Jacob W at 11:30.

Boiler precision tune up; clean and tune up boiler; check/verify water pressure, inspect and clean burners, test ignition components, test/adjust gas level, test safety circuit, check motors and pumps, checked all electrical components, checked heating temperatures, test combustion, and tested overall boiler operation. Upon arrival I happened to find that the boiler has 0 psi of water and that the expansion tank has also lost pressure. Poke with Elden and he would like to replace the expansion tank. Parts will be ordered up and when we receive these parts we will reach out to reschedule a time to return and make the proper repairs.

Customer explained how blower struggles to run. Blower running upon arrival. Motor did not sound healthy. It was also pulling high amps. When cycling power to system, motor took a very long time to speed up. Motor is failing. Replaced failing motor and installed a new one and new starter. Also cleaned blower wheel during repair. Reassembled everything back into furnace and turned it on. No further issues. System replacement is highly recommended due to age and condition. Will have Jacob come out 10/19/21 at 6pm to quote replacement.

During testing, found gas pressures in both low and high stage were above what the gas valuable was rated for. I dusted both pressures down to what manufacture spec was rated for. Furnace is operating normal at this time with no further concerns.

Furnace was taken apart when I arrived. Homeowner said they had found parts of mice in the motor. Owner removed the motor to clean it out. Removed the collector box to see if there’s anything behind that there was some hair and parts of a mouse behind collector box. Customer cleaned up collector box and said they would put the furnace back together. Used inspection camera to check exhaust venting at the furnace as well as out of the side of the house. No evidence of other mice was found.

Recovered 5 pounds and 5oz of refrigerant. Brazed in new high pressure cutout. Pressure tested system at 160psi for 5 mins and held without issues. Pulled vacuum and let it hold for 5 mins, at 660 microns. Added 5.78 pounds of refrigerant to proper levels. No further issues on heat pump. Also changed out contactor and capacitor. Would be recommended to have a A/C tune up every summer. All repairs covered under a parts and labor warranty

Humidifier precision tune up and cleaning. Remove current water pad, clean off pad housing and water distributor. Clean out humidifier box. Clear out drain line. Replace with new water pad. Test operation. Install drain pan treatment to prevent growth and keep drain line clear. Water heater is 18 years old which is well over the typical lifespan especially with hard water. Quote to replace is included with additional 4 year warranty.

Arrived to find that outdoor unit was not running. Compressor and condenser fan were both humming and attempting to run. Confirmed that ac was receiving call for cool from indoor unit. Ac motor booster was popped both on top and bottom. Further testing of part confirmed motor booster was failed. Replaced motor booster today to get ac up and running. Ac started up and I tested and verified operation of part. Ac running normal at this time with no further issues. Ac motor starter is showing signs of failure. There are burn marks around contacts. This may cause poor electrical connections and further failures within the unit. Recommend replacement of motor starter. Customer is considering ac replacement. We will follow up with available times for appointment with home advisor.

Installed drain pan treatment today and installed variable speed motor protector to prevent any electrical damages to indoor blower motor. recommmend changing filter out as soon as possible. Current filter was dated January of 2020. Dirty filters can cause larger issues within system.

System not working upon arrival. Had 24 volts going into comfort saver device. Found that the high pressure switch had power across it. Switch also read 0/L across it. High pressure switch is failed. Bypassed it to get system running. Let it sit for 20mins calling for cooling, saver switch would also not work. It appears that the saver switch is failed. System was very dirty which I believe that caused the failure. Before I cleaned it, unit was so hot that you couldn’t hold your hand on the unit for more than 5 seconds. AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Unit had its last tune up done 6 years ago. A heat pump tune up needs to get done every summer, to prevent failures of the equipment. Capacitor Is failing along with contactor. Confirmed refrigerant after cleaning, charge looks good. Will follow up next week with what repairs

Arrived to find out air exchanger continuously runs. I first verified operation of ventilator stat. System responded correctly to all calls. Previous technician could not get unit to turn off. Them tested and verified operation of system when activated by bathroom fan switches. All switches were operating normal at this time and unit as a whole was as well. No repairs were made today. I will do research as to why system may be acting up and follow up if answer is found or new information is found.

Found A/C dead silent upon arrival. Fan motor hot to the touch. Unit is trying to run. Diagnosed a failed motor booster. Installed a new one and got system to run correctly. Unit is in need of a tune up and starter is also failing. System replacement is recommended due to age and condition Chris will come out 8-10-21 at 1pm to quote replacement. $355 service credit can be applied towards a new system.

Ac was not operating upon arrival. After further diagnostics I found that the indoor fan motor has failed. In order for me to test any other components on the system I would need to replace the blower motor and get everything up and running first. Overall I do recommend looking into getting a quote on replacing the whole unit. Customer noted they will speak to the landlord and come to a decision on how we move forward.

Customer said AC wasn’t turning on and he opened AC up and pushed plunger in to get it to turn on. When I looked at motor starter I found it very burnt and pitted and buzzing loudly. Replaced Ac motor starter and tested operation. Due to age and condition of system, replacement is recommended.

Customer explained water leaking from unit. I turned on unit and it started to leak. I filled drain pan up with water, it leaked even more. Pulled cover off unit and looked at drainage. Water was leaking where the two hose join together. Clamp was loose. Tighten clamp down and tested operation by pouring lots of water into pan. No more leaks now. Water leak did cause damage to wall and floor. Will have a manger follow up with you.

When figuring out the issue with the air exchanger found out from tech support that even though the main switch is off the bathroom switches will let it to continuously run for 15 to 20 min extra and it will turn off. Also found that the damper motor on the upper left hand side of the air exchanger has failed. Please feel free to call us if you have any questions on this.
