Also talked to homeowner about the electronic air cleaner due to having household members with allergies.

Returned to home to replace warranty fan motor. Removed old fan motor and installed new motor. Connected wires to motor booster and contactor. Tested amp draw from fan motor. Made sure wire connections were tight and tested operation of condenser unit. Recorded temp splits from supply and return while condenser unit was running. AC is operating as it should

Ac was off upon arrival. After assessing the ac I found that the fan blades have fallen off of the motor. I removed the top cover and inspected the motor and shaft, I then found that the motor shaft had been gouged by the fan blades and the motor itself was leaks oil. In order to fix the issue we will need to order the oem motor when our supply houses open back up. Next week Tuesday I will be able to check in on the status of a replacement motor and will follow up same day.

Customer informed me that AC suddenly turned off and turned back on once he shook the electrical disconnect. AC unit was running upon arrival. Checked the contactor, tested microfarads on capacitor. Opened panel on disconnect and checked all wire connections. Found one wire connection where I was able to tighten screw almost a full rotation. Tested voltage at disconnect and tested fuses. I then went down to the furnace room and checked evaporator coil and filter. Also tested static pressure and recorded temp splits from supply and return. System is operating as it should at this time.

There was concerns about the water softener not producing soft water or not regenerating through a full cycle. I tested the water at zero which means soft water. All of the home will be softened except the exterior faucet and the kitchen cold water (drinking reasons). I explained softener cycles and how each makes different noise levels, and they have different lengths. The softener is on demand which means it will not use much salt when only one person lives in the home. Everything is operating fine. I adjusted the time on the softener. We charged a response fee of $89 since there was nothing to warranty or repair.

Found unit not to be running at all due to pressure switch fault. Bypassed pressure switch and unit ran with off pressures. Did full AC tuneup and pressures began to drop below factory specs. Homeowner was made aware of low refrigerant and is having Centerpoint who installed it come out and fix the issue. Unit was left with pressure switch bypassed to ensure they have air conditioning until the repairs made. There is also no hard start kit installed on a 16 seer unit which Dakin says is required.

Found turbo installed back in 2016 failed replaced and tested. Hooked up measure quick to find unit is very slightly low he said he wouldn’t like to move forward with that repair today.

System not cooling upon arrival. Applied power to system, system would only hum. Found motor booster failed. Replaced it with new and continued to test operation. System had a temperature differential of 3 degrees. System is also low on refrigerant, due to age and condition, additional repairs are not recommended. New A/C install is scheduled for Friday.

Customer agreed to have part replaced under warranty.

System running upon arrival. Started with performing a cleaning on unit, unit was very dirty, this way I could accurately check the charge on unit. After it was clean, I checked the pressures, system is low on refrigerant. It will cool, but can’t promise it won’t freeze up or keep up. With adding refrigerant with sealant, there is no guarantee that it will take care of the problem long term. Also found motor booster out of range, and motor starter in poor shape. Due to age and condition, replacement is recommended. Will follow up Friday.

When arrived owner stated there was water build up near furnace and behind furnace. Checked around water heater and found no issues checked all fittings and piping in the mechanical room and found no issues. Opened up the indoor cooling coil to find an excessive amount of water build up. Due to drain pipe being all pvc piping I had to replace all of the drain line. And that time I cleaned out the drain pan of any build up. Lastly installed a drain pan treatment pad that gets changed annually, to help minimize bacterial growth and help keep the drain pan clean. Lastly performed a AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. And found no other issues. Ac drain line drain pan treatment

AC FLAT. LEAK SEARCHED EVERY FITTING, REPLACED ALL SCHRADERS INCLUDING ONE INSIDE COIL. PRESSURIZED TO 600PSI AND DID NOT DROP. HOOKED VACUMM UP AND PULLED VACUMM ON LINESET AND CONDENSER. PURGED WITH NITROGEN, AND THEN PULLED VACUMM TO 340 MICRONS. WHILE PULLING A VACUUM I NOTICED ONE OF THE LOCKING CAPS HAD OIL ON THE INSIDE AND THE OTHER WAS DRY. POSSIBLE CAUSE OF LEAK COULD BE SHCRADER WAS STICKING OUT TO FAR FROM FACTORY AND WHEN LOCKING CAPS WERE INSTALLED OT DEPRESSED THE SCHRADER A LITTLE BIT. CHARGED UNIT TO FACTORY CHARGE. CALLED FOR COOLING AND ONLY THE FAN WOULD COME ON BIT NO COMPRESSOR. OHMED OUT COMPRESSOR. C TO R= 1.3, C TO S= 2.6 AND R TO S= 3.8. ALSO OHMED EACH TERMINAL TO GROUND AND GOT NO RESISTANCE. NOTICED SPADE CONNECTIONS WERE A LITTLE LOOSE ON WHEN I TOOK THEM OFF THE COMPRESSOR. CUT SPADES OFF AND PUT NEW ONES ON. PUT AC BACO TOGETHER AND CALLED FOR COOLING AND EVERYTHING FIRED UP. CHARGED UNIT PER SUPERHEAT. ADVISED CUSTOMER TO KEEP AN EYE ON IT OVER THE WKND
